Roof

Inspector Checks
  • Condition and age estimate of shingles or roofing material
  • Flashing around chimneys, skylights, and penetrations
  • Gutter attachment, slope, and drainage
  • Visible damage — missing shingles, granule loss, sagging
  • Fascia and soffit condition
  • Estimated remaining serviceable life
Appraiser Checks
  • Whether the roof appears to be in serviceable condition
  • Obvious major damage visible from the ground affects value
  • Notes a visibly failing roof as a repair requirement for FHA/VA loans
Neither Covers
  • Hidden leaks beneath intact shingles
  • Exact lifespan remaining — only an estimate
  • Manufacturer defects or premature aging
  • Condition of underlayment or decking unless damage is visible

The Most Important Thing to Understand

An appraisal protects the lender — it ensures the bank is not lending more than the home is worth. A home inspection protects you — it tells you what is actually wrong with the property before you are legally bound to buy it. They serve completely different purposes. Always order your own independent inspection even if an appraisal has already been completed.
