Home Inspectors in Ohio
Ohio's housing stock is older than the national average and heavily concentrated in the Great Lakes cities of Cleveland, Akron, Toledo, and Youngstown, where pre-1950 construction is common and pre-1930 construction is not unusual. Cleveland and the surrounding Cuyahoga County suburbs have a dense stock of brick colonials, cape cods, and doubles with original knob-and-tube wiring, galvanized supply lines, and aging cast-iron drain lines that inspectors flag routinely. Ohio requires home inspectors to be licensed. Radon levels in Ohio are elevated across much of the state, particularly in the northern and eastern counties. Basement water intrusion is a nearly universal concern in older urban housing, where the combination of aging infrastructure, clay soils, and flat terrain creates persistent drainage challenges. The Columbus metro has grown substantially and its outer-ring suburbs have fast-built housing where grading, flashing, and HVAC installation quality vary considerably. Lake-effect snow affects the northeast part of the state, and roof snow loads and ice damming are common inspection issues there.
