Home Inspectors in New York
New York's housing market is one of the most complex in the country, spanning prewar Manhattan co-ops, mid-century colonials in Long Island's Nassau County, older Victorian-era homes in Buffalo and Rochester, and rural farmhouses in the Catskills and North Country. New York requires home inspectors to be licensed under a well-developed regulatory framework. In New York City and the metro area, buyers of older homes and co-op units need inspectors familiar with masonry construction, flat-roof conditions, and the aging of major building systems in buildings that may be more than a century old. Knob-and-tube wiring, original cast-iron plumbing, and steam heat boilers are routine findings in pre-1940 construction across the boroughs and older suburbs. Radon is elevated in many upstate counties and in parts of Long Island. The western New York communities of Buffalo, Rochester, and Niagara Falls deal with lake-effect snow, ice damming, and the accelerated deterioration of roofing and masonry that comes with severe freeze-thaw cycling. Oil heat is common across the downstate suburbs.
Snowmelt and spring rain put heavy pressure on Northeast foundations and drainage systems. Schedule your inspection in March or April when water infiltration, basement seepage, and efflorescence are easiest to spot. Also check for roof damage from winter ice.
