Nevada's housing market is dominated by Las Vegas, where a vast majority of homes are stucco-clad wood frame construction built between 1980 and 2010 on concrete slabs. The desert climate limits the moisture-related issues that dominate inspections in humid states, but the intense thermal cycling and UV exposure drive a different set of problems: stucco cracking around openings, rooftop HVAC unit degradation, and pool equipment condition. Flat and low-slope roofing is common in Las Vegas, and roofing membrane condition, the integrity of penetration flashing, and the state of foam roofing that has been re-coated multiple times are important evaluation points. The Reno and Carson City area in northern Nevada is seismically active, and older unreinforced masonry construction in downtown Reno carries earthquake risk. Nevada does not require home inspectors to be licensed at the state level. Hard water is a universal issue across the state, and inspectors frequently note water heater sediment buildup, scale in supply lines, and the condition of water softener equipment.
Spring is an ideal time for a West Coast seismic safety inspection. California, Oregon, and Washington homeowners should verify that their home has proper cripple wall bracing, anchor bolts, and water heater earthquake straps. Many homes built before 1980 have never been retrofitted.
