Louisiana's unique geography and building traditions create inspection requirements that are genuinely unlike anywhere else in the country. Much of southeast Louisiana, including the New Orleans metro, sits at or below sea level, and flood zone classification, elevation certificate status, and the condition of flood vents in pier-constructed homes are essential due diligence items. Slab-on-grade construction in flood-prone areas is now largely prohibited below base flood elevation, but older homes on slabs exist throughout south Louisiana and carry real flood risk. The humid subtropical climate means termites, including the Formosan subterranean variety, are aggressive and active year-round. Louisiana does require home inspectors to be licensed. HVAC systems in south Louisiana run nearly continuously, and equipment condition and ductwork integrity are critical because a failing air conditioner in August is a genuine hardship. The alluvial soils of the Mississippi Delta compress under load, and differential settlement is visible in many older homes throughout the region.
